How to Be the Best Landlord to Your Tennants

Being a landlord is not the most difficult thing in the world. Yes, there are responsibilities that come with it, and yes, it’s not always going to be easy, especially if you have multiple properties. Having said that though, you do still need to ensure that you are doing the best for your tenants, and ensuring that you’re doing the best for them also. Be Available 

The first step to being the best landlord possible is to be available when your tenants need you. You should be there if they call because they need an emergency repair completed, as you are the one responsible for issues with the house. Of course, if they have caused the damage themselves then this is entirely a different story, but if there is an issue with the refrigerator for example, then you need to send someone to fix it. Or, if a pipe bursts and they need a plumber asap, you need to be the one to arrange this. 

Most tenants don’t have the money to fix this on their own, so they need you to handle it. If you don’t, then they are not going to be living in suitable living conditions depending on the extent of the problem.

Listen to Your Tenants

When your tenants tell you something, you need to have open ears. There are too many landlords out there right now that don’t care about the things that their tenants say to them, as long as they remain paying on time every month. However, you have to care about the well-being of the tenants, and the conditions of the house that they are living in. For example, if there is mould that is growing in the extractor fan or something like this that they cannot get to, or if there is something that is causing problems through no fault of their own, they will come to you. When this happens, don’t try to dismiss them, listen and try to help.

Remember that in the same way that you can give a reference for a tenant, they can also give reviews on their experience renting from you. If it’s a negative one, then this is going to impact the likelihood of someone renting from you again. It makes it even worse if there are multiple negative stories of people who have rented from you in the past.

Allow Changes

Living in a home that constantly feels like someone else’s is difficult. We know that you own the home, but that doesn’t mean that it’s not their home too. For as long as they are paying you rent and living there, it’s their home, it’s their safe space, and they should be able to decorate it how they want to at the very least. As such, if you want to be the best landlord for your tenants, you should allow changes. We understand if you don’t want anything permanent without talking to you such as putting up a wall, so make this clear.

However, ensure that they also know there are no restrictions when it comes to how they choose to decorate. They can paint the walls, wallpaper them, hang things on them and so much more. Any big changes like the carpets should be consulted with you first, and if you say no then that’s also completely fine. But, your tenants deserve to feel like they are in their own space, even if they don’t own it.

Think About Pets

Pets are a hard limit for some property owners as they fear that they are going to damage the property. There is usually something in the rental agreement that says that pets are not allowed, so ensure you are looking through the rental agreement clauses when the contract is drawn up. If you are going to allow pets into the home, then this should be stipulated in the rental agreement so that there is no confusion.

People don’t want to leave their pets behind just because they want to move, and they shouldn’t have to. To be the best landlords, you should be allowing pets. Even if you decide that you are okay with some and not others, it’s better than an outright ban.

Find The Best Tenants

If you want to be the best landlord, you’re going to need the best tenants. You need people who pay on time unless they have a valid reason as to why they cannot, and you need people who will respect the property. Look at their past references to determine who the best tenants are, and this will help you to be the best landlord. 

Have the Right Insurance

As a landlord, it is up to you to protect your home and your tenants. You should make sure that you have all the right paperwork and insurance in place the second your tenants move in. if you have more than one house that you rent out then ensure you have a folder with everything in to keep it safe. Remember, it is technically a business and you will need to refer to the GDPR rules and regulations that are in place. This protects your tenants’ data that you may have saved.
