1) Figure out your top priorities
I think the first thing you need to do when considering a house move is to sit down and make a list of all your top priorities.
What it is you need from your future home? Do you need to be close to work, or close to a relative that needs care? When we move we would like to be closer to our family as well as being close to good schools, so I’ll be researching areas that have a good reputation, plenty of parks for us to go exploring, and area codes that are close to schools with excellent Ofsted reports (which you can find here).
2) Make a list of what you don’t want
Aside from what you do want from a home, it’s also a good idea to make a list of all the things that you’re not keen on where you currently are. Even if you love where you live, there are always things that you wish were better or at least different. You don’t want to repeat the same mistakes again. Whether it’s not wanting to be next to an alleyway or public footpath or getting a house with a utility room because you hate having wet clothes draped around your flat, don’t leave anything out.
3) Moving expenses
How much money do you have for this move? Moving house is expensive and it is important to set an accurate budget, as well as calculating whether you can actually afford to move home in order to avoid any financial difficulties that may arise during this process. You ideally need to estimate the mortgage you can afford based on your income before you even start looking for a house, otherwise, you might be disappointed.
Moving home is a huge deal and it requires a lot of organisation and a lot of money to fund everything. Administration fees, conveyancing, hiring a moving van or paying for a company to move everything for you – the list goes on and on. It’s important to write everything you will need down and price everything up in advance as early as you can so that you can put aside a separate pot of money for expenses. That way, you don’t have to dip into the interior design fund!
4) What agent will you use?
The kind of estate agent you go with is really important too. It doesn’t matter whether you want to move to rented accommodation or you are buying, there are a whole host of agents competing for attention, and you need to make sure you opt for one that has a personable, friendly approach so that they’re easy to deal with and treat you as an individual.
Also, have a look at potential estate agents’ websites to see how they will market your house and if you are happy with their style, and find out whether your house will be advertised online as well as in their offices.
